“How much does a cold room cost?” is one of the first questions we hear from restaurants, caterers and food distributors across the UAE. The honest answer is that it depends, but not mysteriously. A handful of factors decide the price, and once you understand them you can compare quotes properly and spend where it matters.
1. Size and layout
Bigger rooms need more panels and more refrigeration capacity, so size is the most obvious factor. Layout matters too: an L-shaped room, a room built around columns or a room squeezed into an awkward space needs more cutting, fitting and labour than a simple rectangle.
2. Temperature: chiller or freezer
A freezer costs more than a chiller of the same size. It needs thicker panels, an insulated floor, heated door frames and a larger refrigeration system. If you need both, a combined room with a chiller section and a freezer section can be more economical than two separate rooms. Our chiller vs freezer guide explains the differences.
3. Panel thickness and quality
Insulated panels are the shell of the cold room. Thicker, higher-quality PU or PIR panels cost more at the start but keep heat out better, which reduces running costs every single day. In UAE heat, underspecified panels are a false economy.
4. The refrigeration system
The condensing unit and evaporator are a major part of the cost. Price depends on capacity, brand, whether it is rated for high-ambient operation and whether you want backup (two systems instead of one) so a single failure does not put all your stock at risk.

Hinged doors are the most economical; sliding doors suit wide openings and busy loading; strip curtains, viewing windows, ramps, shelving and temperature alarms all add to the total. Choose based on how the room is actually used.
6. Site conditions
Every site is different. Costs rise when the outdoor unit must go on a high roof, when long pipe runs are needed, when the floor must be prepared or insulated, or when electrical supply needs upgrading. A site survey identifies these before work starts.
7. Installation, testing and handover
A proper installation includes sealing every joint, insulating pipework, setting controls, testing for leaks, pulling the room down to temperature and showing your team how to use it. Quotes that skip commissioning save money only on paper.
How to compare cold room quotes
- Check that each quote is for the same size, temperature and panel thickness.
- Compare refrigeration capacity and brand, not just price.
- Confirm what is included: floor, doors, lighting, alarms, electrical work.
- Ask about warranty and who handles maintenance.
The best value is a room that lasts
A well-built cold room protects your stock for many years and costs less to run. If you are planning one in Dubai, Sharjah, Ajman or elsewhere in the UAE, our cold room team can help you get the specification right first time. For the planning steps, read our cold room installation guide.
