In the UAE, air conditioning is not a comfort extra for a restaurant. It decides whether guests stay for dessert, whether your chefs can work safely and whether your refrigeration keeps up. Restaurant AC is also harder to get right than office AC, because kitchens produce enormous heat and dining rooms fill and empty quickly.
1. Size for the real heat load
A restaurant’s cooling load comes from far more than the outdoor temperature:
- Cooking equipment: ranges, fryers, ovens and grills
- Refrigeration equipment rejecting heat into the room
- Full dining rooms at peak service
- Glass frontages and afternoon sun
- Hot outdoor air drawn in by kitchen extraction
Units sized only on floor area are almost always too small for a kitchen. A proper heat-load calculation avoids systems that run flat out and still leave the room hot.
2. Kitchens need make-up air
Kitchen hoods pull large volumes of air out of the building. That air must be replaced, and in summer the replacement air is very hot. Planning fresh-air supply and cooling together stops doors slamming, smells drifting into the dining room and AC fighting a losing battle.
3. Split, ducted or VRF?
- Split units suit smaller restaurants and cafes: affordable and easy to maintain.
- Ducted systems hide equipment in the ceiling and distribute air evenly across larger dining rooms.
- VRF systems suit multi-zone sites where different areas need different temperatures.
In malls and towers, landlord requirements and the building’s chilled-water or central systems may decide some of these choices, so check early.

Outdoor units crammed into enclosed yards recirculate their own hot air and lose capacity just when you need it most. Space, shade and airflow keep them efficient through summer, the same principle we apply to cold room condensing units.
5. Keep it efficient
Dirty filters and coils are the biggest cause of poor AC performance in UAE restaurants, especially near kitchens where grease builds up fast. Regular cleaning, checking refrigerant levels and servicing before summer keep bills down and guests comfortable.
6. One contractor for AC and refrigeration
Kitchen AC and refrigeration affect each other: a hot kitchen makes every fridge work harder. Having one team responsible for both means problems are solved as a whole, not passed between contractors.
