An annual maintenance contract (AMC) is the simplest way to keep commercial refrigeration reliable through UAE summers. But AMCs vary a lot. Some are little more than a promise to come when called; others are a structured programme that catches problems before they cost you stock.
Here is what a good refrigeration AMC for a restaurant, hotel, supermarket or cold store in Dubai, Sharjah, Ajman or Abu Dhabi should include.
1. Planned visits at the right frequency
Most commercial kitchens and cold rooms benefit from a planned visit every one to three months, depending on how hard the equipment works. Busy kitchens with grease in the air, and equipment that runs through peak summer, generally need more frequent attention. Your contractor should recommend a schedule based on your site, not a one-size-fits-all plan.
2. A clear checklist for every visit
Each planned visit should include at least:
- Cleaning condenser and evaporator coils
- Checking temperatures against set points
- Inspecting door gaskets, hinges and heater strips
- Checking defrost operation and clearing drain lines
- Checking fans, motors and electrical connections
- Checking refrigerant pressures and looking for signs of leaks
- Testing controls, thermostats and alarms
Our maintenance checklist covers the daily and weekly checks your own team can do between visits.
3. Defined breakdown response
An AMC should state how quickly a technician responds to an emergency, whether call-outs are included or charged separately, and how out-of-hours calls are handled. For businesses that run late or 24 hours, a genuine 24/7 line is essential.
Tell us what equipment you run and where. We’ll recommend a visit schedule and send a clear AMC proposal.

After every visit you should receive a written report: what was checked, readings taken, anything that needs attention and recommended repairs. These reports help with food safety audits and with planning equipment replacement before it fails.
5. Clear terms on parts and repairs
Most AMCs cover labour for planned maintenance; parts and major repairs are usually quoted separately. Make sure the contract says which items are included (filters, minor consumables) and how repair quotes are approved, so there are no surprises.
6. Coverage for all your cooling equipment
It is simpler and usually better value to have one contractor maintain all your cooling equipment: cold rooms, kitchen refrigeration, bar coolers, display chillers and air conditioning. One team gets to know your site and spots patterns across systems.
7. A pre-summer check
The months before summer are the most important time to service equipment. A good AMC schedules a thorough check before the heat arrives, when dirty coils and weak components are found and fixed instead of failing in August.
Is an AMC worth it?
For most food businesses, yes. Planned maintenance lowers energy use, extends equipment life and dramatically reduces emergency breakdowns. The cost of one lost cold room of stock is often more than a year of maintenance. See our maintenance and 24/7 repair service for how we work.
